Marketing & Business Development Manager 

Position – Marketing & Business Development Manager 

Provide Superior Client Service

  • Collaborate with property team to develop and execute comprehensive, research-based strategic planning that directs marketing efforts to enhance asset value by actively participating in the leasing process (permanent and specialty), driving sales, and generating alternative revenue
  • Ensure the properties’ annual marketing plan is directed at achieving owner’s objectives; focused on leasing, sales and revenue; and utilize the resources and tools available
  • Monitor, control, and adjust, as appropriate, marketing budget and alternative revenue goals to meet year- end projections
  • Work with Leasing and Ownership Team to ensure that leasing collaterals such as fact sheets are current, complete and accurate
  • Responsible for the procurement and development of programs involving outside consultants such as public relations firms, advertising agencies and other vendors

Leadership, Motivation and Development

  • In concert with the General Manager, manage property-based marketing personnel to define, track and achieve measurable goals established during budget strategy and strategic planning sessions
  • Provide constructive feedback, regular coaching, and career development input throughout the year to help subordinates achieve performance objectives and develop their professional skills and capabilities
  • Supervise operations of the Customer Service Center overseeing the Guest Services Manager (GSM) in all aspects of guest relations and customer satisfaction.

Retailer Development

  • Review monthly sales reports to have a thorough knowledge of retailer sales and track key retailer and category trends
  • Establish an ongoing partnership with tenants to maximize individual store sales through a retailer communication/sales program
  • Develop and implement retailer action plans aimed at maximizing retailer sales and increasing the center’s value
  • Oversees the mall website, data base and email postcard program

Marketing Strategy Implementation

  • Have thorough knowledge of the area market including all competitive properties, area and customer demographics and available media
  • Effectively execute an advertising program to enhance tenant sales and generate percentage rent
  • Coordinate special events and community relations program to support merchandising efforts to the level necessary as outlined in the strategic plan; work with retailers to involve them as appropriate; track and produce results summaries to determine impact on center traffic and sales
  • Develop and implement local and corporate sponsorship opportunities that will generate additional revenue for the property; document and track all sponsorship proposals and programs
  • Develop an ongoing public relations action plan as necessary
  • Coordinate ongoing research utilizing, where available utilizing Scarborough, Alteryx to support marketing and leasing efforts

Children’s Play Area/Train

  • Oversees Marketing Coordination (MC) /GSM who coordinates all aspects of children’s play area and Train promotions, including signage, advertising, events, merchant tie-ins, party scheduling.
  • Oversees MC/GSM who coordinates regular maintenance and repair schedule as necessitated. Submits recommended costs to management for approval in budget.
  • GSM to handles all merchant, customer and employee inquiries regarding the children’s amenities.

Advertising and Sales Promotions

  • Plans and oversees center advertising and sales promotions.
  • Oversees media buys with MC with various media outlets to determine placement and content.
  • Works with MC and oversees reports for reviews of sales promotion programs.
  • Oversees production schedules for any planned advertising or printed pieces. Oversees MC who will write copy, proofs materials and distributes as necessary.
    Works with MC/GSM to recruit merchants to participate in planned center programs.
  • Works with MC/GSM and oversees advertising and sales promotions of competitive centers, apprises management, and keep files up to date.
  • Performs market studies to understand retail sales performance by category as well as sales performance of competitive centers.

Tenant and Community Relations

Develops and maintains relationships with store managers to understand sales performance.

Develops and implements opportunities for Tenant cross promotions to improve sales.

Develops and maintains relationships with community groups.

Develops and implements opportunities for Community cross promotions to improve awareness of The Shops at South Town and promote additional traffic.


  • In concert with the General Manager and senior company management, is the local Center spokesperson for all public relations and directly interfaces with the media as necessary to further the objectives of the center and furthers the best interests of the company.
  • Uses center’s campaign and branding guidelines and oversees all aspects of in-mall signage including but not limited to center directories, duratrans, barricade, static sticker in-center sign programs, LED board content, exterior static billboards with the assistance of MC/GSM.
  • Prepares Business Development section of AMR for ownership. Oversees Marketing AMR.
  • Oversees GSM / MC in all aspects of outreach to community partners in support of programs in place including but not limited to hotel programs, office programs, and school programs.

Special Events 

  • Plans and works with MC/GSM to implement all center events. Serves as primary contact for all event operations. Coordinates events’ operations with MC/GSM participating departments & vendors.
  • Monitors event expenses.
  • Reviews event logistics and performance.
  • Researches and recommends appropriate events for center participation and sponsorship.
  • Conducts a timely post-event and/or post-promotion meeting review of event/promotion to determine viability and changes/corrections for next year.

Web Site / Social Media / E-Blasts / Digital Assets

  • Leads the strategic vision of the center’s website and designs same for optimization and friendly user interface – both customer and tenant.
  • Monitors web site usage monthly.
  • Collaboratively works with MC/GSM to program and implement all social media content that effectively promotes the center and its brand, retailers, events – with a consistent voice and professional presentation consistent with a first-class shopping center.
  • Creates programs across digital platforms and leverages digital assets to increase awareness for the Center and its retailers

Visual Merchandising Coordination

  • MC to schedule installation and de-installation of signs and merchandise in vacant storefronts as needed.
  • MC to orders visual display items, within budget guidelines.
  • Work with MC to coordinate preparation, installation and takedown of center seasonal décor with Engineering and Maintenance. Creates calendar of tasks. Monitors budgeted expenses.
  • Recommends and researches additions to and changes in seasonal décor.
  • Assists in installation and takedown of seasonal décor as needed.

Business Development

  • Responsible for Business Development revenue
  • Source local, regional, and national clients for advertising and sponsorship opportunities
  • Develop Business Development collateral.
  • Provide custom decks and renderings to potential clients.
  • Update research materials with latest demographic and scarborough information.
  • Coordinate all facets of the Business Development deliverables to the advertiser/sponsor and manage the successful implementation of the various activations in the common area by closely working with MC and the center team.

  • Bachelor’s degree in Marketing or related field and/or 3 – 5 years in professional experience, retail and/or related shopping center experience.
  • Knowledge of marketing fundamentals and research and reporting.
  • Excellent with PC, Excel, MS Word, PowerPoint, Illustrator and/or Photoshop.
  • Ability to easily learn and use new systems.
  • Strong organizational, time management and delegation skills.
  • Excellent interpersonal, oral and written communication skills.
  • Social Media skills and experience posting for a company.
  • Ability to deal with multiple tasks effectively and establish priorities.
  • Strong attention to detail.

Earth Day Treat at Home

Earth Day is on April 22nd and I’ve got a SWEET way for you to celebrate the holiday with your kiddies.

Things you need:

  • 1 stick (8 tablespoons) unsalted butter, room temperature
  • 1 cup granulated sugar, plus extra for rolling
  • 1 large egg
  • 1 teaspoon vanilla
  • 1 scraped vanilla bean
  • 2 cups flour
  • 2 teaspoons baking powder
  • 1/4 teaspoon salt
  • blue and green food coloring
  • Candy of choice


Pre-heat oven to 350 degrees and line baking sheet with parchment paper.

Beat the butter and (1) cup granulated sugar till light and fluffy.

Add the egg, vanilla extract and vanilla bean seeds and beat again.

Add the flour, baking powder and salt and beat until ingredients are well combined.

Remove 1/2 of the dough.

Add the green food coloring to the dough in the mixer and beat until the color is incorporated and your desired shade is reached. Repeat with the other ½ of the dough and add the blue food coloring.

Place 1/4 – 1/2 cup granulated sugar into a small bowl.

Using a cookie scoop or a tablespoon, scoop out the dough onto one of your baking sheets – you should have 12 – 14 scoops of each color. Divide each scoop in half.

Working with one piece of dough in each color, divide each into 2 – 3 small pieces, then gather them together and gently roll into a ball.

Roll each in the granulated sugar and place on the other baking sheet.

Bake for 8 minutes, or till just turning crinkly on top.

Remove baking sheets from the oven and place on wire racks. Working quickly, place a piece of candy on top of each cookie, pressing gently to adhere. Let the cookies cool on the tray for 5 more minutes, then transfer to the wire racks to cool completely.


Pacific Retail reimagines retail-led mixed-use assets to build communities

Pacific Retail Capital Partners has adopted a rie-shot strategy to source value-added investment opportunities in retail, a sector that has underperformed in recent years compared to other sectors due to a major structural change in the overall supply chain.
“Retail is not for the faint of heart. It’s a challenging business,” said Steven Plenge, a managing principal at Pacific Retail. “But there’s a lot of capital from institutional players that are starting to say, ‘these are very attractive returns on a cash-on-cash basis and on a risk-adjusted basis, we should seriously look at this.’”
Rental rates are up 5.4% since last year for retail assets and vacancy rates remain below 5%, according to JLL.
Pacific Retail, which has acquired over 11-million-square-feet in retail assets totaling $1.5bn since its inception in 2007, wants to acquire well-located properties at discounted prices alongside its clients such as JP Morgan, BlackRock, UBS, Goldman Sachs and Silverpeak.
The operating partner acquires large, institutional-quality retail-led properties that are either in and/or near major metropolitan areas and transforms them into mixed-use experiential centers. Pacic Retail invests in areas such as Chicago, Denver, Salt Lake City and San Jose, Plenge told REFI US. “The smaller

markets we tend to stay away from for obvious reasons – you don’t have the employment growth and population growth that’s associated with the bigger metro areas,” he added.
The California-based company is predominantly focused on revitalizing the mall experience to maximize profitability and bring value to communities. For example, Pacific Retail spends on average, $1-$1.5m on upgrading restrooms. “We have a family restroom program where we’ve got play areas that we spend money on finding the right mix of toys, games and experiences for our customer,” said Najla Kayyem, senior vice president at Pacific Retail.
“WiFi is another very big amenity,” Kayyem added. “We’re able to leverage that and collect data to retarget and remarket to people based on what they’re looking for and curate specific events or programs for them.”
Pacic Retail spends a lot of time identifying what is important to the community, said Plenge. “There are hundreds of thousands of people within a ve- to 10-mile radius and what we do aect those people,” he added.

Eastridge Center, which was fully-renovated in 2018 and was once home to an ice rink through the 70s as well, is constantly evaluating experiences they can offer to the community. The new Aloha Roller Rink opened at Eastridge with much success in November 2018 and – after an outstanding continued local response – will remain open for patrons to enjoy throughout 2019. Offering theme nights, free lessons, mommy and me events and more, this go-to destination offers the nostalgic community an updated classic while driving redevelopment awareness, center traffic, sales, and a healthy rent.

Silver MAXI Award in the category of Innovation for Shopping Centers more than 500,001 square feet: The Shops at South Town Murals – The Shops at South Town completed an interior renovation in 2017, however the exterior façade was left bare of improvements. With limited ownership funds, the team enacted a creative solution to involve their city council. Envisioning exterior blank walls as an opportunity to cultivate the arts, the team garnered the city’s partnership to fund a public art program. The $85,000 contribution began what is now an ongoing city-funded arts initiative. Activating walls with art created synergy between the center’s picturesque backdrop and the urban-meets-mountain renovation theme. Featuring three artists, the murals serve as a tangible touch point inspiring lasting community engagement.

Silver MAXI Award in the category of Revenue for Shopping Centers more than 500,001 square feet: Humana Partnership: Yorktown Center secured a multifaceted year-long partnership with national healthcare agency, Humana. The business development deal generated thousands of dollars in new revenue in 2018 totaling 30% of the business development budget. The partnership included onsite activations, advertising domination in Center Court, and sponsorship of the “Heart & Sole” center walking club. Humana activated Center Court with weekly events including fitness classes, seminars, health checks and games that added experiential value, traffic, and sales. The partnership proved extremely valuable to Humana who renewed the partnership for 2019.

SANDY, Utah (May 23, 2019) – This week the Shops at South Town was recognized nationally with a Silver MAXI award for their public art program that resulted in transformative murals on the exterior and interior of the center. The center received this award Sunday during the 2019 Global Awards sponsored by the International Council of Shopping Centers (ICSC). Pacific Retail Capital Partners (PRCP), of which The Shops at South Town is part, received three MAXI awards. The MAXI Awards showcase the retail real estate industry’s most innovative events, programs and technologies that add value to shopping centers and companies across the country. The awards ceremony was held in Las Vegas at RECon, the world’s largest retail real estate convention.

Utah state motto inspires 700-square-foot mural at The Shops at South Town

Mural completion celebrated with artist signature signings and public calligraphy class

WHAT: The Shops at South Town partnered with Salt Lake Lettering Club to design and execute the newest mural addition to the center. The new mural is 700 square feet and located inside near the center’s new Atrium. The design was inspired by Utah’s state motto of “Industry” and required five weeks to complete involving over 50 local participants.

As part of Saturday’s festivities, The Shops at South Town will officially celebrate the mural’s completion. Club members will sign their portions of the mural Saturday. After the signing attendees are invited to try their hand at fun lettering designs alongside club members, using example worksheets and lettering tools provided by Salt Lake Lettering Club. This event is free and open to the public.

HomeGoods opens Saturday with family fun activities at The Shops at South Town

New shops, food & fun coming to Sandy this year

SANDY, Utah (March 6, 2019) – Located on the west side of The Shops at South Town, HomeGoods opens its doors this Saturday, March 9 at 8:00 a.m. The store is 21,638 square-feet and will be the 7th HomeGoods in the Salt Lake City market. To celebrate The Shops at South Town will host free, family fun activities on Saturday from 11 a.m. – 2 p.m. Activities will be located at Atrium Court and include:

Extended application deadline for artist interested in creating 3,263 square foot outdoor mural

Mural coming to the exterior of The Shops at South Town in Summer 2018

SANDY, Utah ​(February 27, 2018) – The Shops at South Town in partnership with Sandy City seeks a local artist to be at the center of the South Town Mural Project. One lucky artist or artist team will be granted the opportunity to create a 3,263 square foot mural on the exterior of the State Street entrance wall, with all expenses paid. Interested artists are invited to apply HERE by March 31, 2018. Guests of the center and the community will enjoy the outdoor gallery upon the project’s completion in May 2018. “The opportunity to partner with a local muralist to create an unparalleled public art piece is very special,” stated Najla Kayyem, Senior Vice President of Marketing for Pacific Retail Capital Partners. “Art truly can transform perceptions, fuel urban revitalization and become an economic stimulus.”

In partnership with Sandy City and as part of The Shops at South Town’s comprehensive exterior improvement plan, the South Town Mural Project will create a public art piece reflecting the spirit of Utah and the The Cairns project. Promoting engagement and visibility, the project invites artist applicants to extend the city and center’s shared vision celebrating the community and beauty of The Shops at South Town’s location as base-camp to the Wasatch Mountains.

“With this mural, we will replace a dull wall with positive and vibrant art… transforming it into a canvas with a distinctively ‘local’ feel,” said Kayyem. “It’s my hope that the South Town Mural Project will not only make a blank wall come to life, but also bring the community together.”

Pacific Retail Capital Partners recently completed the world’s largest collection of outdoor murals on a shopping center at Eastridge in San Jose, California. The project features four unique murals by four different artists, spanning 20,000 square feet of exterior space. Upon completion, video recaps demonstrating the breadth of the project were released and can be seen HERE. Exceeding expectations at Eastridge, Pacific Retail Capital Partners is excited to continue the initiative by partnering with the city to realize it’s success here in Sandy.

A qualified artist or artist team who can (1) demonstrate artistic excellence, (2) complete the project on time, and (3) complete the project within the budget allotted, are strongly encouraged to apply.
